Bruce Findlay: President
Bruce Findlay graduated with a Bachelor of Commerce from the University of PEI in 1994 and began his real estate acquisition career in 1995 with a company called International Investment Properties.

International Investment Properties (IIP): Acquistions Assistant/
International Properties Group (IPG): Regional Manager of Acquisitions for Western Canada
During his 6+ years with the company, Mr. Findlay worked his way up from Acquisitions Assistant to Regional Manager of Acquisitions for Western Canada. Also, during this six year period Mr. Findlay assisted with helping IIP move from a private company to a publicly traded company called International Properties Group, which was listed on the Toronto Stock Exchange.
During his tenure at IIP/IPG Mr. Findlay assisted with, and oversaw the acquisitions of 4200 units in 28 Buildings across Canada and the United States, totalling more than 400 Million dollars.
During his last year at IPG, unfortunate decisions by senior executives had the company moving in a direction that no longer fell in line with the objectives he had set for himself, or the acquisitions department, and he chose to leave. Shortly thereafter, IPG ceased trading and is no longer in business.
20/20 Properties Inc.: Head of Acquisitions
After leaving IPG, Bruce was asked by John Murphy, who had just founded a new company called 20/20 Properties Inc., to oversee all of the acquisitions for the company, and Mr. Findlay joined up with the company as Head of Acquisitions in late 2001.
Under Mr. Findlay’s supervision, 20/20 Properties Inc. acquired 1385 units in 21 buildings from 2001 until 2005, for a total value of 111 Million Dollars.
However, in late 2005 Mr. Findlay decided to leave 20/20 Properties Inc. after the founder had started moving in a direction more suited to resort type properties, which was not Mr. Findlay’s focus or priority. While 20/20 Properties is still in operation, they’re currently selling resort properties, as opposed to condo conversion properties.
Generation Properties Inc.: President and Co-founder:
After working for two major real estate converters, and with over 10 years of experience, Mr.Findlay decided to found, along with Ryan Shannon, Generation Properties Inc., which would focus mainly on income producing condominium products across Canada. The new company would have a low overhead business model, and allow investors to purchase quality investments at exceptional prices.
Since founding the company in 2006, Mr. Findlay has acquired 321 units in 8 buildings for a total of 36.5 Million Dollars. These projects are spread out across Canada, and while they are still fairly new investments, they have all begun to perform as promised on the initial investor pro-formas that were given to the investors.
